Lease Term:
This is a 12-month lease term. A 60-day written notice is required to vacate. Failure to provide proper notice will result in liquidated damages equivalent to 1 month’s rent. Early termination of the lease will incur a lease breakage fee equivalent to 2 months’ rent.
Utilities:
Tenants are responsible for electric, water, and sewage. Trash removal is included. The property has a buried, refillable Amerigas propane tank that supplies the stove and pool/spa heater tenants are responsible for scheduling and paying for refills as needed. Upon move-out, the tank must be left at the same fill percentage as at move-in.
Pets:
Maximum of 2 pets allowed, each under 40 lbs.
Landscaping & Yard:
Tenants are responsible for maintaining the landscaping, including mowing, weed whacking, adequate watering, and general yard upkeep.
Pest Control:
Tenant is responsible for maintaining a pest free home. Should there be a need for professional pest control services, the tenant is responsible for the cost and scheduling of services.
Smoking:
No smoking permitted inside the home.
Late Payments:
Rent is due on the first day of the month and is considered late after the 4th of the month. A $100 late fee will be applied, plus $5 per day for each additional day the balance remains unpaid.
HOA & Local Ordinances:
Tenants must comply with all HOA rules and local ordinances.
Modifications:
No painting or alterations unless authorized in writing by the landlord.
Maintenance:
